New Jersey Housing Market Trends by City

Here's what we're seeing across New Jersey: New Jersey currently leans seller-friendly across most tracked markets with a current Market Pulse. Of the 338 cities with a current reading, 58 lean toward buyers, 69 are balanced, and 211 lean toward sellers. Keep in mind this counts covered cities — it isn't a statewide score weighted by population or sales.

Jersey City (Pulse 26), Jackson (Pulse 38), Atlantic City (Pulse 17) have current buyer-advantage readings. Cities with more active listings are shown first, using measurements from each city's Pulse date; zero scores are excluded from recommendations. A lower score isn't a guarantee of a discount — check the local report and comparable sales.

That city doesn't have a confirmed current score in this report — usually because there aren't enough recent sales or listings to draw a reliable conclusion. Its local report may still have useful measurements, and a missing score doesn't tell us which side has the advantage.

No. This overview counts conditions across covered cities, and competition can differ a lot by city, ZIP code, and price range. Recent comparable sales and current nearby listings matter most when choosing an offer or asking price.

RealSights takes new market snapshots every Sunday, and each city report shows the date of its latest reading. A current read describes conditions now — it takes several dated snapshots to establish a real trend.
